21 West 20th Street

BBB has designed a contemporary luxury residential building above a historic garage in the heart of Manhattan’s Flatiron District.

Through its scale and details, 21 West 20th Street—a new, 15-story infill residential building reinterprets the early-20th-century commercial structures located on the block. Its front facade is composed of a traditional, 2-story limestone base, a shaft of window bays with formed metal spandrels and columns flanked with masonry piers, and a decorative formed metal cornice. The building is located on a narrow lot adjacent to an existing 6-story parking garage, which is a 20th-century utilitarian-style building originally designed by Matthew Del Gaudio and located within the Ladies Mile Historic District. BBB’s work includes a full restoration of the garage’s facade and a 3-story rooftop overbuild that is set back from the street and not visible from any public thoroughfare.
