A contemporary brick and glass building adds market-rate and affordable housing to Washington DC’s rapidly developing Southwest Waterfront neighborhood, while preserving the human scale of the low-rise streetscape.

On a former surface lot at 1319 South Capitol Street, across from Nationals Park, J.Coopers Row is a 12-story rental apartment building with a staggered L-shaped plan that brings maximum light and air to nearby historic townhouses, including four on N Street that are structurally integrated into the building. The complex is further woven into the neighborhood by three rowhouse units, opening directly onto the street and topped by a second-story cornice that provides scale to the existing townhouses, and by the generous entry plaza and public alley passing through the building.

The façade is animated by a 7"-deep, two-story-high brick module and by a rhythmic counterpoint of balconies that either recede or project outward. Amenities include a lobby lounge and coworking space, fitness center and yoga studio, pet grooming station, and multi-level rooftop terrace with a pool, grilling stations, indoor and outdoor lounges, and a private event space. The project is targeting LEED Gold with energy-efficient LED lighting, VRF mechanical systems, and on-site stormwater retention.
