An existing eight-story office building is being transformed into an 11-story multi-family residential building with approximately 428 units.
The office building at 1250 Maryland Avenue SW, located in DC’s Portals development, is being reclad with a contemporary facade and expanded vertically with a three-story addition. The color palette and materiality combine precast panels and bronze metal, and two abstracted portal elements pay homage to the original building design. Large expanses of glass maximize daylight and air to the residential units and provide views to the Washington Monument, US Capitol, and Tidal Basin. Apartment units take advantage of the deep office floorplate with private balconies and a variety of unit configurations, offering a bespoke approach to the competitive DC apartment rental market.
