On the site of a former four-story bank in the Borough Hall Skyscraper Historic District, BBB designed a 20-story, 121-unit residential tower that won approval and praise from the New York City Landmarks Preservation Commission. The building’s distinctive design pays subtle homage to the area’s historic architecture with its verticality and dark, rhythmic facade, which features a polished black granite base, profiled glass fiber reinforced concrete (GFRC) piers, bronze-tone metal detailing, and charcoal-grey colored window frames.

An elegant, dark, contemporary residential tower rises on a prominent site within an historic district in Brooklyn.

The rental unit interiors boast a clean, modern palette with oversized windows. Building-wide amenities include a landscaped rooftop terrace, private rear-yard terraces, fitness and yoga rooms, a resident lounge, a children’s playroom, general and bicycle storage, communal laundry facilities, and a pet wash, along with retail on the ground-floor and cellar levels.

Working with Landmarks

Previous Context
The site was formerly occupied by a four-story, International Style bank building that had been significantly expanded and altered since it was first built.

Design Iteration
After a first, more traditional proposal, BBB was empowered by the Landmarks Preservation Commission to pursue a more contemporary design for the new building.

Design Details
The facade takes cues from the rich detailing and deep profiles of nearby historic buildings.

Final Result
The end product is a boldly contemporary yet contextual new presence in Brooklyn Heights.
