BBB designed the conversion of a WWII-era storage facility and former warehouse into a state-of-the-art commercial and light manufacturing building at the Brooklyn Navy Yard.

Built in 1942 for the United States Navy’s operations during WWII, Building 77 is the largest structure—at 970,000 SF and 18 stories—on the Navy Yard’s 300-acre campus. Used almost exclusively for warehouse functions until 2010, the building has been transformed into a commercial and light industrial hub, positioned to support the Yard’s ongoing redevelopment as an urban manufacturing complex and catalyst for economic development.

During a complete, multi-disciplinary evaluation, existing systems were assessed for their compliance to code and general condition, and recommendations for improvements were priced and prioritized to allow for a phased series of renovations.

A comprehensive core-and-shell upgrade inserted a new window wall system into the reinforced concrete envelope frame, bringing abundant daylight into the formerly un-windowed warehouse floors. Entries, lobbies, and lighting were refreshed, and BBB-designed exterior and interior environmental graphics create a contemporary identity for Building 77. MEP and life safety systems are entirely updated to form the backbone for tenant fit-outs, enabling either full-floor or multi-tenant occupancies, and supporting a ground floor marketplace and public plaza designed by Marvel Architects.

BBB also completed several floors of multi-tenant suites for light industrial use and a single floor dedicated to tenant services.
