BBB led a collaborative process to develop a new vision for Verdae, a 1,100-acre community located three miles from Greenville’s thriving downtown. The vision and its anticipated benefits are aligned with Greenville’s recently completed GVL 2040 Comprehensive Plan, and support the mission of Hollingsworth Funds, a charitable foundation that benefits the greater community with a vision of a vibrant, just, and inclusive Greenville.

A robust community engagement process revealed the city’s most important priorities for the future, including housing affordability, transportation options to reduce car dependence, preservation and enhancement of open spaces, and economic development.

In addition to housing, the vision includes community services, new public open spaces, and commercial office and retail spaces that create opportunities for small, women-, and minority-owned businesses and entrepreneurs—all centered on Legacy Square, a mixed-use hub located at the heart of the development.


The 10-15 year vision reimagines an outmoded model of suburban land uses into high-density and transit-oriented neighborhoods. It focuses on the transformation of a 90-acre area along Laurens Road, a major gateway to Greenville, into a mixed-use district that reflects Greenville’s cultural and social diversity.

The vision, like many of BBB’s plans, organizes a large geographic area into smaller-scale precincts, which facilitates improved understanding of each zone’s unique character and needs. Careful consideration was given to the time scale of the planning assignment, recognizing that long-term and large-scale transformations are most successful when intentionally defined increments can be flexibly deployed over time.
