The Brook, a new, 52-story mixed-use skyscraper, is situated on a prominent corner in the popular Albee Square area of Downtown Brooklyn. BBB’s design for the 600-foot tower includes 591 apartments, 30% of which are reserved for affordable housing. In addition to living spaces, the project comprises 41,000 SF of retail space and 30,000 SF of resident amenities, including a library, an outdoor pool, a basketball court, lounges, fitness studios, landscaped terraces, and more. The site’s location influenced BBB to create a building that accentuates the unique geometry of its position at the intersection of Fulton Street and Flatbush Avenue, while balancing the structure’s massive size in a conversation with the neighborhood.
BBB took design inspiration from the proportions and color palettes of historic Brooklyn architecture, reinterpreted for a contemporary high-rise facade. The main residential tower employs a curtain wall system using a mixture of champagne and bronze metal panels, set back from the sidewalk atop the retail podium to create more visual space at ground level. The chamfered glass retail area adds a range of accessible public space and provides an attractive base for stepped garden terraces above. BBB designed the building’s lobby as an oval atrium, creating a fluid connection to the many surrounding streets and modes of transportation.
