70 West 93rd Street

A reimagined street-level for a 1970’s residential tower includes contemporary retail storefronts and creates a vibrant mixed-use environment, along with updated amenities, entrance lobby, and outdoor landscaped roof terrace.

The 30-story residential tower was constructed in 1971 as part of an expired Large Scale Residential Development (LSRD) Plan for the West Side Urban Renewal Area (WSURA). The building was originally set back from the street wall, resulting in awkward and underutilized outdoor spaces. A transparent, undulating double-height design for the retail addition creates a modern and inviting street wall presence, enhancing the pedestrian experience and generating 15,000SF of salable retail space fronting Columbus Avenue. The project also includes a repositioned residential entrance lobby, landscaped outdoor terraces for residents, a children’s playground, and other amenities. BBB worked with the community and their representatives early in the design process to design a solution that would serve as a template for expected future redevelopments within the LSRD area. The contemporary design and materials of the addition elevates the streetscapes’ vibrancy, activity and architecture.
